T2 Condo Rentals will be signing lease on behalf of the landlord and will also be your direct contact for any lease related questions.
T2 Condo Rentals is a Times Group company, created by Times Group leaders to serve the needs of condominium investors. Our aim is to make condominium investing easier and more rewarding by applying a high standard to the day-to-day management of owning and renting a condominium property. Our services are independent from any Tarion related matters, and we make it a rule to never come between our clients and building developers such as Times Group.

We will send you a link to set up the online tenant portal shortly after move-in, and you could submit your monthly rent through the platform. You could also set up auto-pay for the payment, and it will deduct the rent automatically through the bank account that you set up with.
Realtors are professionals trained in the leasing and sale of multiple forms of real estate and we respect and support their role in the industry. Our T2 Condo Rentals Account Managers are real estate professionals who have specific additional training and experience with condominium rental properties and the unique challenges they present – such as issues arising from residential tenancy laws and developments, or matters relating to repairs and maintenance. This focus on residential leasing and property management is what makes our managers unique from realtors.
You could submit your repair request 24/7 on the tenant portal, and our agent will get back to you within 24 hours. You could also submit photo/video and check status of the repair through the tenant portal.
Download and fill out the application form on our website. Submit the application form via email along with Photo ID(s), Employment Letter, Last two paystubs, and Credit Report with FICO score (or we could run it on your behalf). If you are self-employed, please submit a copy of your bank statement and last 2 years tax return slips. We may require additional supporting document if needed.
Yes –According to the Ontario Residential Tenancies Act., tenant is required to provide proof of insurance prior to move in. If you have challenge finding one, we are happy to assist you on this.
Yes – Tenant is obligated to set up hydro under their name and send proof of registration to the managing agent prior to move in. Your managing agent will forward you a registration package shortly after the lease is signed, and the hydro setup instruction will be included there. Tenant is also responsible for canceling their account with the hydro company after move out.
We use a combination of leading residential leasing platforms to market vacant units. This includes listing units on the popular MLS platform and other listing services such as RentCafe, Pad Mapper, Rentals.ca, Homefinder.ca, Homezilla.com, ovlix.com, Housingblock.com, Point2homes.com, snapuprealestate.ca, and realestatebook.com. We ensure that every viable technology is pursued to ensure our units attract the most qualified tenants and rents.
We believe that proper pre-screening of tenant applications is a top priority. Our TrustedTenant© Platform is designed to employ emerging technologies together with the diligent work of our team with the aim to secure tenants that exceed client expectations. Once we secure an excellent tenant, we work to ensure the relationship remains positive and cooperative by providing responsive and thoughtful tenant services. We work very hard upfront to ensure that our properties are leased to qualified and reliable tenants. If an issue with a tenant comes up, our Account Managers are trained to work with tenants, on-site property managers and trades to resolve issues proactively and cooperatively. If a manager is unable to resolve an issue and legal action is required, we will engage a licensed paralegal to review the matter and discuss options with you before taking further action.
Every lease we execute contains our rent non-payment protocol so that tenants are aware of our expectations in advance. In the event an issue arises, we immediately speak with tenants to resolve the matter promptly and amicably. If an issue remains unresolved, we may need to issue forms or official notices. These initial forms (N series) are not subject to an additional fee and are included, however applications and further legal actions are performed by licensed paralegals and are charged back to clients. T2 Condo Rentals does not charge an additional management fee to coordinate work with paralegal firms.
We believe that investing in a quality partnership with tenants to be a worthwhile pursuit. We know that tenants who are respected, heard and well served are more likely to take better care of condo units, make payments promptly, and otherwise cooperate with our Account Managers if/when an issue comes up. We apply the same high-standard client service model to both clients and tenants.

We work hard to build rapport, respect their rules and policies and are here to help with the smooth operation of the building and units. This work with on-site management is part of our included services and is important to protecting our clients from unwanted complaints or charges that can arise from a condo rental.

Upon signing-up, you will have the option to mail or deliver keys to us or order a new set of keys. All unit keys are kept in a secure location at our head office.
We understand each investor is unique and many decide to sell their units. As a T2 Condo Rentals client you may list and sell your unit to a third party whenever you wish. If you do so, we will work with you to maintain the services until your closing date or cancel our agreement, return the keys and your lease file to you, and wish you good luck in the future.
We understand circumstances change and you may wish to move into your condo rental. If you wish to do so, we will connect you with a licensed paralegal who can help you navigate the process and take advantage of options available under Ontario Landlord Tenant Law.
Currently, we do not provide a rental guarantee. We may introduce this feature in the future so be sure to ask your Account Manager to add you to a waiting list for this service.
We are committed to ensuring that every T2 Condo Rentals client is satisfied with our service and finds value in the work we do. If you sign-up and are not satisfied with our service, request a full refund within the first two months of service and we will return any monthly fees charged and return all documents and keys to you free of charge.
Yes, in the future we expect to offer T2 Condo Rentals clients priority access to Times Group projects.
Yes, we produce educational content geared towards condominium ownership and investing. These programs are free for our clients and available on demand. We also send a monthly newsletter to clients advising them on emerging best practices, new condominium projects and other helpful information.

Our clients are provided with login credentials to an Owner Portal where lease documents, accounting statements and other documents are available any time. In addition, at the end of each calendar year you will receive an annual statement which you may provide to your accountant for annual tax returns.
Yes, at this time we do not arrange for the payments of these recurring items and clients are required to manage them independently. We recommend that clients establish a unique chequing account for their condominium properties and arrange for pre-authorized payments for these recurring items.
At this time, we are offering our services to select condominium properties in the Greater Toronto Area. All Times Group properties are eligible to sign up using our online platform. For all other condominiums please click here to find out if our services are available in your building.
Yes, our service is an excellent option for owners living abroad. All you will require is a Canadian bank account to receive monthly rents and to pay your management fees. All communications, payments, forms, and other documents are always processed electronically. Any withholding taxes will remain a client responsibility – speak to an Account Manager for more details.
You can sign-up for our service before final closing. As soon as interim occupancy is scheduled, we are ready to take action to list, lease and rent out your condo unit. We will work with Times Group or your developer to comply with any requirements which may be found in your condo documents.
We are more than happy to complete arrangements for you and offer you any existing promotions for an upcoming unit. In fact, knowing in advance of your unit allows our team to make arrangements to lease your unit as early as possible.
Monthly rent is processed and paid out within 2-4 business days directly from your tenant. We carefully monitor payments to ensure they are made in full, on time, and deposited into your account. Our monthly management fee or any other invoices are processed independently so tracking revenue and expenses is simple and easy.
We do not charge for lease renewals. In the event a tenant or client requests a lease renewal, we will endeavor to execute a renewal document free of charge.
Our team is always tracking market leasing rates for the properties we serve. If your property is released or is eligible for a rent adjustment, we will provide a current market report and our recommendation to you so that together we can arrive at an optimal rental rate for your unit.
Yes, we offer discounts to clients with multiple units. Please speak with an Account Manager for more details.
If your unit is vacant for the entirety of one calendar month, we waive the monthly management fee for that month. We do not pro-rate the fee for partial months of vacancy.

Yes. We require all clients to secure Landlord insurance for liability and for unit improvements above the condominium standard unit specifications. This is required as a best practice for condo investors and is often required by lenders for mortgages. T2 Condo Rentals can assist finding low-cost landlord insurance if needed. Please speak with an Account Manager for more details.

Our Account Managers are familiar with all repairs that condo rentals routinely require. In the event of a minor repair, our managers ensure that costs are competitive and in-line with our low bulk prices and that all repairs are completed. Our managers then send an invoice to you for payment. In the event of an unusual or substantial repair, our managers investigate the underlying cause, identify options, and will contact you to discuss the best way to resolve the issue.
We do not charge additional fees to oversee repairs and maintenance. Our all-inclusive monthly fee includes these services.
We work with reliable and fully-insured contractors to perform services for client properties. These partners are familiar with our high standards and have provided loyalty pricing which we are proud to pass on to our clients.

Yes, eligible realtors will receive a referral fee equal to 25% of the first month’s rent upon successfully referring a client to us. Referral fees are not applicable to units undergoing interim occupancy if T2 Condo Rentals are selected by the builder as designated leasing agent. T2 Condo Rentals will arrange for listing and leasing your unit. Because T2 Condo Rentals will act as the exclusive agent to manage your tenancy, we do not permit other realtors to list units for lease.
